Terms and Conditions...

Booking conditions:

Payment - Upon receipt of 25% deposit (non-refundable), the booking will be confirmed and dates altered in the availability calendar. You will then receive a confirmation email. Payment for the remainder of the balance (including refundable £100 damage deposit) must then be received no later than 4 weeks prior to arrival dates. Failure to pay outstanding balance by this time could lead to the cancellation of your booking and subsequently re-listing the dates as "available". Once balance has been settled, a further confirmation email will be sent.

 £100 refundable damage deposit - £100 damage deposit will be fully refunded within 14 days of guests departure from Cyprus, subject to a property check made before and after guests leave by Keith and Jacky. A full inventory list has been produced and this is checked. Damage caused, or loss of any property inside the apartment may lead to guests loosing the £100 deposit. This has been designed and implimented, not only protect the belongings and property inside the apartment, but to offer assurance to guests who cannot be accused of damaging/stealing anything, as everything is checked thoroughly before and after each residents stay.

 Cancellations - In the event that a cancellation is required the following refunds will be given:

  • More than 4 weeks notice: Full refund
  • Less than 2 weeks notice: 25% of final balance
  • less than 4 weeks notice, more than 2: 50% of final balance

All of the above, are based on final balances, please note that this does not include the initial 25% booking deposit which in non-refundable. The £100 damage deposit will be refunded in full regardless of notice.

 eg: guests wishing to stay 1 weeks @ £150 per week

25% initial booking deposit = £37.50 (non refundable)

Remaining to pay £112.50 + £100 damage deposit

If cancellation was made 3 weeks prior to departure guests would receive £56.25 + £100 damage deposit  


 General rules and conditions:

  • Strictly No smoking inside the apartment, however smoking is permitted on the balcony, roof terrace and all other communal areas,
  • No pets allowed inside the apartment
  • Guests are required to ensure they have sufficient travel insurance.

The apartment has been furnished to a high standard, and alot of time and effort has been taken to ensure guests enjoys their stay. Whilst it remains my priority to ensure guests make the most out of the holidays, I do ask in return that the property and contents are treated with respect. This will ensure that future guests can continue to enjoy the facilities and prevent unnecessary rental price increases.
